Property Management Knowledge

My staff are fully trained in all aspects of the Residential Tenancies Act in Queensland. They possess a thorough knowledge of the Property Agents and Motor Dealers Act and the Code of Conduct.

Service Our aim is to provide the highest quality of service to both Property Investors and tenants.  Our commitment to you is to look after your property as if it was our own. 

Open six days a week Our office is open six days a week offering convenience and service.

Fast re-letting We notify you before your property becomes vacant and it is promptly placed on the rental list. New tenants are screened and you are notified accordingly.

Property Inspections Your property will be inspected 4 times a year and a written report is sent to you after each inspection.

Computerised Accounting Our computerised system is state-of-the-art with Bpay and direct credit services available to tenants.

We handle the paper work The property management staff are all fully trained in all aspects of the Residential Tenancy Authority procedures.

Payment of rent to Investor We account to you at mid month and end of month by electronic funds transfer (EFT). We guarantee that your deposit is credited the next working day after processing.

Monthly statements and yearly financial statements At the end of each month a statement is forwarded to you detailing income and expenditure for that month. In July a financial year statement is prepared for your convenience at tax time.

Full bill paying service We can pay all your property expenses e.g. rates, body corporate fees, insurance's etc at no extra cost.

Maintenance We have a panel of local tradespeople who ensure quality work at competitive prices.

Rental Arrears and Evictions Our system ensures prompt action in accordance with the Residential Tenancies Act.

Tenant disputes We act as your mediator and attend Mediation Hearings if required.

How To Get That Tenant 
We focus on finding the right tenant for you in the shortest possible time. All prospective tenants must pass our 100-point checklist. They must provide employment and rental references and copies of any identification documents. We also compare their financial ability to service the rental payments.

In addition to this, we use a tenant reference bureau. Tenancy Information Centre Australia (T.I.C.A.) and Barclays database tenant reference centre.

What if The Tenant Fails to Pay Rent and Causes Damage 
We recommend an industry standard landlord insurance policy such as AON's Rental Protection Plus that insures your property against rent default and malicious damage. Our office can advise you fully on this policy.
